Turn “the windows are cold” into useful information
Ask for the building, unit and room involved. Record whether the occupant describes air movement, difficult operation or another concern, and note when it occurs. Keep their description intact rather than turning several different reports into one building-wide diagnosis.
Use the same format for patio doors, with a separate location and opening count. Identify sliding or hinged doors and record prior replacements. A report at one patio door should not automatically be applied to every residence in an association.
Compare reports with the property record
List windows known to have been replaced and those whose history is unknown. Unknown does not mean original. Likewise, a town’s housing-age statistics describe the building stock, not the age of the windows installed in a particular property.
