Kedzie Windows supplies and installs windows for condo associations and HOAs across Chicagoland. We work with boards and property management companies on coordinated projects, including phased replacement and participating residences within an association program. Our focus is a clear property scope and workable coordination around residents.
Establish the association’s scope first
Before collecting individual requests, identify the board or management contact responsible for the program. Clarify which residences and window locations are included, how participation will be recorded and which appearance decisions need association review. Existing association documents and approvals should guide those decisions; a general contractor website cannot establish responsibility for a particular property.
Some programs replace windows throughout a property. Others proceed in phases or allow individual residents to participate within a coordinated plan. These are different project structures, but each benefits from one consistent record of approved scope and participating locations.
Keep resident participation organized
Give the project contact a list of participating units, the windows involved and any prior replacements. Separate questions about association approval from questions about access to a residence. A resident may be ready to schedule work before the association has finalized the program, or the association may approve the scope before access arrangements are complete.
We support boards and property managers through the replacement project and specialize in working around occupied residences. We do not treat association participation as an open offer for unrelated single-window service.
Patio doors belong in the same property conversation
If balcony or patio doors are also approaching a planned replacement, include them in the inventory. Our patio-door service covers both sliding and hinged patio doors for apartment properties and associations. List window and patio-door quantities separately, even when the work is being coordinated together.
For phased projects, keep a record of the locations completed, those remaining and the decisions intended to carry across phases. The association project guide offers a concise agenda a board or manager can use to organize the discussion.
Association approval and local review
An association decision and a municipality’s requirements are separate questions. Check the property’s local review path before assuming an approved association program can proceed immediately. Designated historic properties may need additional consideration; our town pages link relevant local resources where verified.
Common questions
Can one resident participate in an association program?
Yes. Individual residents can participate within an association-coordinated replacement program. That is different from an unrelated standalone single-window or single-patio-door job.
Must the association replace everything at once?
No. We can review phased projects. Define the first phase and the intended longer-term scope so participation and completed work remain clear.
Do you decide whether the association or resident is responsible?
No. The association should clarify responsibility and required approvals using its own governing documents and advisers. We help with the supply and installation project once that scope is established.
