Planning Window Replacement in Occupied Apartments

Start an occupied-apartment window project with one location-based inventory and one property contact. Record the proposed work, prior replacements and access arrangements separately. This helps an owner or manager define a replacement phase without treating every resident report as an unrelated job.

Build a useful inventory

For each affected location, record the building, unit and room; the concern reported; whether the window has already been replaced; and whether the location belongs in the proposed phase. List shared-area windows separately. If patio doors are included, use a separate quantity and identify sliding or hinged operation.

Define the phase by locations

A phase should identify actual openings, not only a percentage of the building. Retain a list of completed work and remaining locations. That record should be understandable to a future manager who was not involved in the first phase.

If winter timing is a concern, say so in the inquiry and identify occupied areas. Do not assume a particular installation date or identical arrangements for every residence before the project is reviewed.

Should every resident request a separate estimate?

For a coordinated building project, organize the requests through the owner or property manager and one shared scope. Resident reports can inform that scope without becoming separate standalone jobs.

What if some windows were replaced by a previous owner?

Mark those locations and retain any available records. They should not be counted as untouched simply because they predate the current manager’s involvement.

Can we include patio doors?

Yes. Keep patio-door locations and quantities separate within the same building plan, and identify whether they are sliding or hinged.
