Windows, Patio Doors & Storefronts in Aurora

Windows on a brick building

Kedzie Windows supplies and installs windows, patio doors and complete commercial storefront systems in Aurora. We work with apartment owners, condo associations, HOAs and property managers on replacement and new installation, including coordinated work around occupied residences. Free site visits and estimates are available.

Use the property’s history, not a citywide assumption

An Aurora project may concern an older property or a much more recent development. Start with the building’s actual replacement records and address-specific review questions instead of inferring the scope from a citywide average. Identify the proposed openings, their current use and any planned changes.

For an association development, record participation and phase boundaries. For an older rental building, distinguish previous replacements from other locations before deciding on a common scope. Both benefit from a unit list, but the local designation check and project history can lead to different planning questions.

What the local housing data tells an owner

CMAP’s community snapshot reports that 4% of Aurora housing units are in two-unit structures and 41.4% are in housing built from 1990 through 2009, using 2020–2024 American Community Survey estimates. CMAP housing snapshot

These are estimates of housing units, not counts of apartment buildings or condo associations. Housing age does not establish window age or condition. Use the figures as context for planning; define your project from the property’s actual openings, records and needs.

A local check before scheduling work

Aurora points owners to MyPlace for historic-district information and provides separate landmark resources. Use those address-specific tools to establish whether historic review is relevant; a newer or older appearance is not a substitute for checking designation. We provide supply and installation together. Our scope is full replacement and new installation, with phased projects reviewed individually. Standalone single-window or single-patio-door work is outside our scope, except that individual residents may participate in an association-coordinated program. A complete commercial storefront can be a single project. Repair-only work and customer-supplied installation are not offered.

Common questions

Do I need a permit to replace my windows in Aurora?

For same-size window replacements, Aurora publishes a no-permit exception, except for Historic/Foxwalk District properties. Structural changes require a permit. Check the property’s designation and whether the project stays within the same-size exception; designated properties have additional exterior-work review requirements.

Aurora Building and Permits FAQ

Do I need a permit to replace my patio door in Aurora?

Confirm the requirement with Aurora’s Building and Permits team. The City’s published exemption names same-size windows, not patio doors. Its guidance requires permits for structural changes and exterior work on Historic/Foxwalk properties, so both the opening scope and property designation matter. Ask about any separate preservation approval too.
